You must be 25 years or older to make a booking for the exclusive use of the property.

Exclusive use - booking Wave Hill and Pool House together:
The maximum number of guests is 16 plus 2 infants. If you plan to have more than 12 adults, please request prior to booking and advise details of your group and purpose of stay. If you have more than 12 adults in your group, you will need pre-approval.

Pool House 3 bedroom - maximum guests is 8
Pool House 2 bedroom - maximum guests is 4
Wave Hill 3 bedroom - maximum guests is 8
Wave Hill 1 bedroom - maximum guests is 2

The property is not suitable for school leaver groups.

The property is for house guests only. The number of occupants must not exceed the number of persons shown on your confirmation.
If you wish to have visitors during your stay, pre approval is required. Any guests not staying at the property must depart the premises by 10pm.

As the person making the reservation you assume the role of 'House Manager' and it is your responsibility to ensure all your guests understand and follow the house rules. You must stay at the property for the duration of the booking unless otherwise arranged.

We accept visa and MasterCard, if you wish to avoid a 2% bank transaction fee there is the option to pay via bank transfer. If you opt for the bank transfer, email a copy of the remittance advice once paid. A booking is not confirmed until the deposit has been received.

To secure your reservation a deposit of 50% is due at the time of booking and balance due 30 days before arrival.
If booked inside 30 days, full amount is payable at the time of booking.

If paying deposit via bank transfer, clear funds must be in our account prior to confirming the reservation.

Cancel 60 days or more prior to arrival, receive a full refund.
Cancel between 31 and 59 days prior to arrival, forfeit deposit.
No refund if cancelled within 30 days of your arrival date.

If booking inside 30 days of arrival, full payment required immediately, this is non-refundable

No refund will be provided.

Children are welcome. Please note the property is not fenced and there are stairs throughout.

Check in is after 3pm and check out by 10am unless otherwise arranged.
We will do our best to accommodate requests for early check-in/late check-out which is subject to availability and confirmation will be received a few days prior to arrival.

Keys will be available at the property upon arrival.
Meet and greet/ key location and/or access codes for property will be confirmed a few days prior to arrival. Please advise your ETA when you have details.

Private events, functions or parties at the property are on request and must be pre-approved in advance by the property manager.

The host has the right to terminate your stay immediately if these rules are breached.
Any external companies for catering or other purposes must be pre-approved by the host or they will be denied access to the property and your stay will be terminated.

No glitter or balloons are permitted.

Firepit is available May to October.

Sand must be rinsed off before entering the swimming pool.
No glass by the swimming pool.
Children must be supervised in the pool area at all times.

Sauna and gym are to be used at your own risk and for guests over the age of 16 years. No alcohol permitted.

If booking Pool House 3 bedroom or 2 bedroom, you will have exclusive use of the pool, Sauna and gym.
If booking Wave Hill 3 bedroom or 1 bedroom, you will not have access to the swimming pool, sauna or gym.

No Smoking or vaping permitted on the property.

Garbage: to be placed in correct bins, follow detailed instructions provided in each house on arrival.

Please respect the property and our neighbours.

Prior to departure, we ask you to follow the check-out check list found in each house and leave the property similar to how it was on arrival.

We require a security deposit for you stay; this will be invoiced separately a week prior to arrival and refunded after departure if all left in order.
